Question by R32BK: How do property management companies verify the property owner?
I’m looking to setup an online property management company. How do I verify that the property owner is actually the property owner? I know I can get ownership information from city hall or county tax assessor and I can get name from credit card or possibly drivers license but what if the name that the city has is an LLC or INC and therefore wouldn’t match? Do I need to request all LLC / INC paperwork or is there a simpler solution?
Can I just request a copy of the lease? Or other piece of paper that proves ownership. Is there such a thing as a title to a house much like there is a title to a car?

You need to get your broker involved and call the RE board legal help line for your state. You are going to have trouble with the legality of doing this online.
That aside, you should have open access to most of this via the tax info in the MLS.
Your questions sound like you may not actually have a license to manage property at all.
Anyone can get a copy of title, everyone in RE knows that.
You should also know that you can not legally obtain a copy of a lease as a third party.

I did my Master in computer science and than go for JAVA certified professional certificate. but i c’not able to get job in programming or developement in java soon after it. so i joined a public sector organization as Manager. No doubt my current organization is very higt tech, but i am finding myself not in the real time developement but in an end user. Now i am feeling that i am stuck in it and trying to come back in IT feild where i can enjoy my current experience as well as enhaunce my profile, skill and remuniratoin etc etc……… It heard abt SAP and some of suggest me to go for project management , quality control and so on……i need ur assistant please.

IT is very large field. There are many careers in IT.
Example,network eng, developer, system analyst, project manager, IT manager… these example can differ in names at many organizations. each career has its own tool.
developer — java, PL/SQl, PHP …
and you have to understand that no one can master every thing.. so you have to select the best career that fit to you then select the technolgy that will support your career

Quicken’s Rental Property Management is decent for small investors such as yourself. There are other softwares out there for property rental, but many of them are designed for those who own hundreds of units, and they’re fairly expensive.
